Air cargo market still on the rise
The global air cargo market is in a dynamic growth phase, although it can be seen that the scale depends on the geographical area and the industries that use it. The International Air Transport Association, IATA, reports that profits in the sector last month were up by around 12% compared to the same period last year, and by as much as 46% when looking at the figures before the COVID-19 pandemic. We also see this in our company statistics. Comparing 2023 to January-October 2024, the volume of shipments in this business increased by more than 25%.

Developers are like tailors. Tailor-made warehouses are in demand
Warehouse tenants are adopting increasingly advanced technologies to meet client requirements, but at the same time they also need to be mindful of employee wellbeing. Standard buildings in industrial parks are not enough. Companies need customised warehouses and tailor-made solutions, say Jakub Kurek, Head of Industrial and Warehouse Department, and Michał Kozar, Associate Director, Industrial and Warehouse Department, Newmark Polska.
Christmas rush has gripped logisticians earlier this year
Although from a consumer perspective, there is still a long way to go before Christmas or November sales such as Black Friday, the TSL industry is already starting to feel the Christmas rush. The most dynamic situation is in sea freight. This year, the importance lies not only in the distance from production markets but also in the resilience of supply chain. We are seeing about a two-week shift compared to the peak shipping periods we're used to. What's more, some have started transporting Christmas shipments as early as June. The reason for this is the blockade of the Suez Canal. Ships take a circuitous route around Africa, which extends transit time by precisely 10-14 days. Christmas or sale goods, including electronics, textiles, ornaments and toys, arrive mainly from China, which is the EU's largest import partner next to the UK and the US. According to Eurostat data, China accounted for 20.5% of EU goods imports in 2023.
Krakow, Tricity and Wrocław account for 70% of office take-up
According to “Office Occupier – Office Market in Regions, H1 2024”, a report published by real estate advisory firm Newmark Polska, occupier activity on Poland’s largest regional city office markets (Krakow, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) remains stable, but tenants are increasingly focusing on workspace efficiency and looking for better quality offices. Almost 70% of the total leasing activity across the regions is concentrated in Krakow, Tricity and Wrocław. With office availability in existing buildings in regions remaining high and estimated at nearly 1.2 million sqm, developer activity remains limited.
